Tip- Examine the basement or crawl space ceiling area. Start at the exterior wall and go around the perimeter of the area or room, then work from one side to the other to make sure you view all accessible cavities and coverings. Look for water stains, discolored wood or coverings, deterioration, and possible mold. The most common water damage area is beneath plumbing areas in the house. Typical causes for issues in this area are leaks in supply or drain plumbing, tub/shower surround not sealed properly, tub/shower doors not sealed properly, tile shower pans are not lined properly, faulty wax ring seal for the toilet, and loose connection toilet bowl to floor or tank to bowl. Outdoor hose spigots that have frozen and ruptured are another common leak area. Leaks can also happen around the rim joist area and beneath main level windows. Typical causes for these issues are backed up gutters, grading issues, and house covering and trim defects or improper installation. These issues should be corrected immediately by a licensed and insured professional to help prevent additional damage including mold. A mold inspection and possible remediation would be recommended after causes of the moisture are corrected.
